1. Read Your Lease
Even though this sounds simple, it’s a task that most tenants forget to do. Reading your lease is an easy way to understand exactly what your landlord expects from you, and the conditions that you’ve agreed on. Make sure to look at the fine print! You don’t want to be surprised when you find out you didn’t receive your security deposit return because you were supposed to have the carpets cleaned when you moved out.
2. Repair Damages
As tempting as it can be to leave nail holes in the wall, do what you can to repair any easy fixes. Chances are that it’s going to be much more affordable for you to fix what you can on your own, then for the landlord to deduct the cost of repairs from your security deposit.
3. Don’t Leave Anything Behind
During your final walk-through before you leave, make sure you don’t leave any trash or belongings behind. Your landlord has the right to charge you for having to move or dispose of any furniture or trash. Remember, even the tiniest things can have a big impact on your security deposit refund, so make sure you leave your place just as you found it.
4. Schedule A Move Out Inspection
While some apartment communities and landlords do this automatically, others do not. You want to make sure you schedule a move out walk through because this allows the landlord to point out any damages that they want fixed before you leave. It also gives you a chance to document the condition of your apartment or house. For example, let’s say your landlord brings a cleaning company in to clean your apartment. If one of the house cleaners accidentally scuffs a floorboard while vacuuming, you will have proof that the damage happened after you left.
5. Take Photos
This goes hand-in-hand with the move out inspection. You want to document the condition that your place is in when you move out, because then you are able to have physical proof to show your landlord. Email your photos to your landlord so that they have copies as well. This way they have something to reference when going over damages and deciding what they can deduct from your security deposit.
6. Deep Clean
Deep cleaning when moving out of an apartment has a huge impact on your security deposit return. First of all, it shows your landlord that you respected the space, which can go a long way when they’re going over your security deposit deductions. Secondly, if your landlord hires a cleaning company to clean your space after you’ve left, the cleaning company won’t have to stay as long because you’ve done the deep cleaning. Less time for the cleaning company means less money taken out of your security deposit.
7. Return Your Keys
This is another easy task that a lot of tenants forget to do. You want to make sure that you return all your keys to your landlord; including garage, mailbox and gate keys if you have them. If you forget to return your keys, your landlord can take the replacement fee out of your security deposit.
